From bathroom water damage to luxury
Case Study: How We Beat the Insurance Denial and Secured Near 100% Claim Approval for a Luxury Bathroom Remodel
Dealing with water damage is stressful enough without getting shortchanged by your insurance company. We recently helped a client, referred to us by a past customer, who was facing exactly that challenge. They had water damage under their primary bathroom tub and a repair estimate from their carrier that barely covered the necessary restoration work.
Here’s how our detailed process secured full coverage and delivered a better-than-original primary bathroom and bedroom.
Phase 1: Finding the Leak and Taking Control
The initial insurance payout was far too low, partly because the leak detection company failed to identify the source. That’s where we stepped in.
The Restoration Agreement: We began with a restoration agreement, which gave us the permission needed to speak directly with the insurance company regarding the scope of work. Crucially, we are not Public Adjusters or legal counsel. Our focus is purely technical: identifying every hidden and visible item needed for repair. This specialized focus ensures we secure the entire scope that the carrier often misses, which is where most claims fail.
Deep Dive Investigation: We performed a thorough, hands-on investigation and quickly found the issue: a damaged water line hidden behind the tub—the source of the entire problem.
Documentation is Everything: Before and during demolition, we meticulously documented every step. We took photos, kept detailed notes, and maintained moisture logs showing humidity levels and water presence. This proof was critical, especially when we discovered further water damage under the floor that had caused delamination, which the insurance company had already denied after two separate adjuster visits.
Phase 2: Mitigation, Drying, and Scope Creation
Once demolition was complete, exposing the full extent of the damage, we moved immediately into the mitigation, or dry-out, stage.
We applied an antimicrobial agent and deodorizer, and used industrial air movers to dry out all wet surfaces. We successfully reduced the moisture levels from a high of 25% to under 12%, ensuring the space was safe and stable for reconstruction.
While the bathroom and primary bedroom were dried out, we worked simultaneously on design, helping our client select fixtures, colors, and finishes—because a disaster shouldn't mean sacrificing a beautiful outcome.
Phase 3: Overcoming the Denial to Achieve Near 100% Claim Approval
We submitted our detailed mitigation invoice and reconstruction estimate. The insurance company took time to respond, and their initial approval surprisingly split the damage into two separate claims after discovering the issue extended into the kitchen.
This is where our documentation paid off. After meeting with yet another adjuster, we were able to clearly and professionally explain the full scope. We typically write a scope of work with detailed notes that leaves no room for interpretation or doubt, ensuring we turn every nail to present a technically complete claim. This comprehensive approach allowed us to get close to 100% of our line items approved.
The Rebuild: Better Than Before
With the full budget approved and the design finalized, we began the rebuild. From hidden leaks and denied claims to a brand-new primary suite, this project proves that with the right partner, you can overcome insurance hurdles and achieve a stunning result.
